What is a Mortgage? |

A mortgage is the pledge of property in return for a loan. During a
mortgage, the creditor owns the property, while the debtor has
possession of it. The creditor gives a loan to the debtor in which he or
she can pay for the property with. In return, the debtor gives habitual
payments to the creditor until the entire debt plus interest of the
property is paid off. A creditor is typically a bank or insurer while a
debtor is typically a landlord or homeowner. |
What are the types of mortgages?
There are two types of mortgages; mortgage by demise and mortgage by legal
charge. In mortgage by demise, the creditor is the legal owner of the
property throughout the time of the mortgage. When the mortgage is paid back
in full, the creditor must give legal ownership back to the debtor. Mortgage
by legal charge is currently the most popular type of mortgage. In this type
of mortgage, the debtor is the legal owner of the property, but the creditor
has some possession rights and has the ability to take away or sell the
property if the debtor refuses to continue paying payments. This is
sometimes known as foreclosure.
How does one acquire a mortgage?
To acquire a mortgage, one must first shop for a creditor which is in his or
her financial reach. These can be found as direct lenders or mortgage
bankers. Direct lenders have money to lend, without having to use a third
party. In spite of this, they only have a limited number of mortgages to
offer. Mortgage brokers, on the other hand, do not directly lend a person
money. They shop for a direct lender who offers a mortgage that is right for
a customer.
In addition to this, the mortgage broker may require to be
paid with a small amount of the price the debtor borrowed, making things a
bit more expensive. Next, one must file an application that calculates his
or her credit score using information such as job tenure and stability,
income, assets, and liability. With all this information, a creditor will
decide if one is credit-worthy or not.
